Completed (finished) home:

Completion means home is complete with heat and air conditioning, plumbing and electrical and ready to live in.  It simply needs placed where you like and all plumbing, electrical (and gas if needed) must be hooked up. Note that the trailer is the foundation and is insulated.  It can be left on the wheels but if your location is permanent, we suggest you put in on a concrete or block foundation.

About the shell (non-completed home):

Includes framing, all exterior finishing.  Does not include anything inside the home such as plumbing, electrical, HVAC or finish work on floors, walls, cabinets

Extended warranty on metal roof from 15 years to 25 years ($1500)

  • What is the square footage of the tiny homes?
    Depending on the model and how it’s completed, it will be slightly less than 320 s.f. Having the loft bedroom adds square footage of 100 s.f. or more.
  • Do you have suggested insurers I can use?
    We first suggest you check with insurers you’re used to using. If they don’t insure tiny houses, here are two suggested insurance companies: a. Foremost Insurance Group; www.foremost.com b. Macke Insurance 404-445-0112; mackeinsurance.com
  • Do I have to put money down to order my tiny home?
    Yes. We require 30% down and it is not refundable due to certain customizations, material costs, etc. It’s important you understand you’re committed once you sign our agreement and invest in your tiny home.
  • Is the tiny built to any standards?
    Yes. It is inspected several times by N.O.A.H. Certifications during manufacturing steps. Electrical installation is done by a master electrician. Plumbing is done by a qualified plumber.
  • Is there discount pricing for buying multiple units.
    This depends on number of units, material costs, etc.
  • What do utilities cost to use in a tiny home?
    It depends on your usage but utilities cost is far below most homes due to the size of the tiny home and how well-insulated it is.
  • Do you make other designs?
    We currently build one model with two different floor plans. Please see our tiny home plans page for what you can get.
  • What needs done to place my tiny home and use it after buying it?
    In general, you will need to hook up water supply, sewer and electrical service just like you would for a home.
  • Can tiny homes be financed with banks?
